Double booking - how to handle?

I've made a really stupid mistake and double-booked my Airbnb property. I have two reservations that overlap, and one guest is arriving on July 26th, but the property won't be available until July 27th for them. This means they'll be without a place to stay for one night. I'm kicking myself for this oversight, and I'm trying to figure out the best way to handle this to minimize the impact and tension with the guest. I've drafted a message to send them, explaining the situation and offering solutions. Here's the message I plan to send : "Hello, I am sincerely sorry, I made an error managing my calendar and I find myself with two overlapping reservations for the dates of your stay. I apologize profoundly; I understand that the notice is short, and I want to find a solution that works for you. Your arrival is scheduled for the 26th, but the accommodation will not be available until the 27th. If this works for you, I propose to offer you the night of the 26th in a nearby hotel or accommodation, and we would then meet from July 27th to August 1st as planned. If this option does not suit you, we can offer you a discount to compensate for the missing night or proceed with the cancellation of the reservation without any fees on your part."
