What features make an Airbnb "premium"? Ideas for my upcoming build.

Hey guys, so in my market, 35758, and surrounding areas there are a lot of low effort Airbnbs. Most of the places near me are utilitarian and most of our guests have been work travel, but as we raised prices $72-$156 a night I noticed we got more and more people traveling for family or functions. In 11mo we have had 87 - 5 star reviews and 2 - 4 stars. So I have been able to gauge some stuff, but for the next one I want to make it a more premium stay. I am fortunate to have a heavily treed perimeter lot for my next build. It's in a neighborhood, but backs up to old growth forrest tree line that run along the old natural drainage paths and gulleys. I am going to build a cottage, Eichler style MCM with low slope gables. It's going to be a 2 bed 2 bath with a deck. I am engineering a stout deck to add a 4 person hot tub and possibly a grill/smoker. I am going to do hardwoods through out, walk in tile shower for the master, walls of glass. Moderate sized kitchen with wall oven, wall microwave, hood over the induction cooktop and sink in the island, dishwasher and fridge. My market has a normal 3/2 for $220 or so a night, houses I compete with are 40-70yrs old, some lazy renovations, but certainly serviceable if you are hosting 6 people. I want to deliver more of a vacation experience while not having to be out in the woods. Perfect Central location for all the work and play functions in my city or the larger city next door (HSV). What are some things you consider a "premium" or a must have for any airbnb that would be the most expensive 2bd/2bth in a micro market?
